Second phase opens at The Orchards of Westlake

Minto Communities opened the second and final phase of sales at housing development The Orchards of Westlake in October.


The new section features 241 single-family homes on 50- and 65-foot home sites, many with water views. The houses are grouped into two collections.


The Cypress Collection offers 15 floor plans of two to five bedrooms on 50-foot lots. Home sizes range from 1,921 to 4,025 square feet, with prices starting in the mid-$400,000s.


The Indigo Collection features 11 floor plans of three to six bedrooms on 65-foot lots, with prices starting in the low $500,000s.


“We are very pleased with the buyer response since opening The Orchards a year ago,” says Steve Svopa, the Southeast division president of Minto Communities USA. “I fully expect that sales momentum to continue into this second and final phase.”


Westlake also includes a Minto town home community, The Crossing of Westlake, with prices starting in the $400,000s.


Nurses, paramedics, teachers and other public servants can receive a 3% discount off the base price of a new Minto home through its Welcome Heroes program.


“With the price point and lifestyle combined,” Svopa says, “we believe Westlake provides one of the best values in Palm Beach County. We are still affordable even in this environment of rising interest rates.”


Minto is spending $22 million on amenities for The Orchards, including a resort-style lagoon pool with a water slide, a splash pad and poolside concessions. Its recreational area includes a covered concert pavilion and lawn along with shade pavilions, grills, a picnic area, a BMX pump park, a playground, bocce ball courts and a dog park. Minto has basketball courts, an adult lap pool and a multipurpose building in the works.


Nearby are a regional service center for the Palm Beach County Tax Collector’s Office, two 7-Eleven convenience stores and a Winn-Dixie grocery store.


Publix is building a grocery store to anchor a 140,000-square-foot shopping plaza. Christ Fellowship Church is set to open soon. Konover South is pursuing building permits for two open-air retail centers with restaurants. Groundbreaking is also expected on an office, warehouse and distribution center, plus a self-storage facility.


Westlake, had only five registered voters when its residents elected to incorporate the old citrus grove known as Callery-Judge Grove in 2016 as the county’s 39th municipality. Three years before the town was incorporated, Minto Communities purchased nearly 4,000 acres of what was once the Seminole Improvement District for $51 million.


The National Association of Home Builders has recognized Westlake as its Best Single-Family Community Over 100 Homes. Minto has also been awarded the NAHB’s Best Mixed-Use Community and Best Clubhouse for the Isles of Collier Preserve in Naples and Best Clubhouse for the Harbour Isle Beach Club in Sarasota-Bradenton.
